The Future of Design: Green Building

Chances are you’ve heard the term “green building” in the construction industry in recent years. But what exactly is green building, and why does it matter?

What is green building?

While there are many definitions of green building throughout our industry, the underlying principles are the same:

  • Minimal disturbance to the surrounding eco-system during site development
  • Materials sourcing that results in a lower environmental impact
  • Healthy indoor environment for building inhabitants
  • Efficiency of building systems for energy, water and comfort

Green building aims to reduce or eliminate adverse effects and create positive impacts on the climate and natural environment during all phases of the building’s construction, as well as in its ongoing operation. Green buildings preserve valuable natural resources and improve the quality of life for those who occupy the building.

Why build green?

Green building isn’t just about saving the environment. There are many benefits that affect the individual building owners, their employees and the community.

Cost savings for the owner

It is a common misconception that green building costs more than traditional construction. In fact, if you pursue green building early in the design process, there is often little to no economic impact compared to conventional construction practices, especially when you look at the total cost of ownership of the building. 

As a green building owner, you can expect savings associated with reduced energy and water consumption. This includes lower water bills, lower energy bills, longer-lasting buildings and healthier environments for the occupants. Green buildings are also highly sought after and can increase your property value.

Employee health & productivity

When people are your most valuable asset, it is vital to provide them with the best place to work. Studies have shown that by providing employees with more daylight and fresh air and reducing or eliminating the obnoxious VOC content of building elements (hazardous paints, adhesives, solvents, caulks, wood products, carpets and sealants), you are enhancing the health and well-being of your occupants. This will lead to less sick time taken by employees and an overall increase in productivity. It’s a win-win for everyone!

Environmental stewardship

A primary goal of green building is to reduce the environmental impact of the building process. Some of these benefits include waste reduction by recycling and ordering materials fit to length, preserving natural spaces and wildlife habitats, reducing urban sprawl based on site selection, reducing soil erosion, providing greater access to mass transit, and reducing water and energy consumption.

GOLD level green building: Durham Fire and EMS Station #17

Bobbitt Design Build recently completed the new Durham Fire and EMS Station #17, a certified green building. The facility is designed to achieve high energy and environmental standards and specifically has a GOLD level certification by the U.S. Green Building Council.

As a high-profile public design-build project, Bobbitt worked closely with the City of Durham to fulfill the environmentally responsible building requirements and incorporate additional sustainable, high-performance green building measures.

During the station’s planning phase, it was determined that the location was ideal not only for a fire station but also for emergency medical services (EMS). Modifications were made to the design to incorporate those functions. The 11,430-square-foot, single-story, 4-bay station now serves as a municipal home for both fire and EMS operations separately. The station also exhibits quintessential Durham architecture such as brick detailing and gable/hip roof profiles.
